The homeowner called at 6:40 a.m. because their double-leaf gate had stopped mid-swing and wouldn’t budge. We found the original LiftMaster arm operator had seized internally, the gearbox had been grinding for weeks, and the limit switch was set 12 degrees past travel, which meant the motor was fighting itself every cycle. We replaced the operator, reset both travel limits, aligned the photo-eye that had drifted out of position, and ran the gate through 25 full cycles before we left. The homeowner received a photo log of every adjustment and the part number for the new operator. Total time on site: just under three hours.

This commercial property near the Fort Lauderdale airport had a cantilever slide gate that jumped the rail every third or fourth cycle. The track had been hit at some point, bowing the rail about an inch and a half out of true, and two of the four carrier rollers had flat-spotted so badly the gate was riding on metal nubs instead of bearings. We straightened the rail, replaced all four rollers, and reset the nylon guide shoes that had worn down to the backing plates. The gate now cycles without a hitch, and the property manager has a written record of what was found and what was changed.

A lightning strike took out the access control system at a small Fort Lauderdale condo building. The keypad was cooked, and the control board relay had welded itself closed, meaning the gate stayed open until someone killed the breaker. We swapped the keypad, replaced the relay on the board rather than selling a whole new panel, and reprogrammed all 42 tenant entry codes from the property manager’s list. We also added a surge suppressor to the low-voltage line so the next storm doesn’t cost them another board. The photo record shows the burned relay next to the new one, side by side.

A wrought-iron gate in Coral Ridge had sagged so far the latch side was dragging a groove into the driveway pavers. The lower hinge weld had cracked completely, and the post itself had pulled about a degree off plumb from years of coastal humidity working on the anchors. We cut out the old weld, rewelded the hinge with proper penetration, reset the post anchor in fresh concrete, and touched up the finish where the grinding had exposed bare steel. The gate now swings level, and the homeowner can stop lifting the gate every time they close it.

This steel gate at a warehouse off Andrews Avenue had developed a stress crack through the bottom rail, right where a delivery truck had clipped it six months ago. The crack had propagated about eight inches, and every open-close cycle was flexing the steel further. We ground out the crack to solid metal, welded the joint full depth, and added a reinforcing gusset plate on the back side so the repair is stronger than the original rail. The rust at the break was treated and primed. The owner now has a gate that’s structurally sound instead of one good bump away from snapping.

A homeowner in Shady Banks had a perfectly good sliding gate they were tired of pushing open every time it rained. The gate was measured, the operator was ordered, and the install happened the following week, which is how measured work should go.
